Oneonta planners have given a green light to a recreation club project, the city Planning Commission chairman said, and told the developer of a proposed residential apartment complex that more-detailed plans are needed for review.
Applicants appeared before planners at February’s meeting for consideration of sketch plans, Chairman Dennis Finn said.
Better Home Improvement proposes developing properties at 196 River St. and 3 VanWoert Ave. into a complex with four apartment buildings with a total of 15 dwelling units.
BHI owners asked the commission if the project could be reviewed in sections, Finn said Wednesday.
Submitting apartment development plans separately wouldn’t work because the entire project is subject to the State Environmental Quality Review Act, Finn said, however, after the SEQRA process is complete, the project may be reviewed in phases.
In another project, Lloyd and Vaughn Ratchford of Triple Crown Baseball Factory propose opening a members-only sport and recreation club in a building at 174 Roundhouse Road. Operations and occupancy won’t require new construction or renovations, applicants said.
Finn said Triple Crown Baseball may proceed with its project working through the city code enforcement and need return to the commission only if required by the code office.
